$1 commission*, if that sad situation ever arises!

One never knows what inspires one to do certain things that impacts others!

April 15th, 2019, we completed our 25th year since inception.  The celebrations were on with food and soft drinks for all.  But a sad call came in.  A friend called to inform me that someone he knows passed away 3 days ago and he wanted guidance on what to do to help the family.  

Here was the situation. They had just bought a home four months ago. So what should they do now with the home as the wife and kids won't be able to afford it.  While we reviewed all the options, I was pondering on what does one go through when such a situation arises all of a sudden.  So much to go through, so much hand holding needed, and loss of money after loss of life becomes even harder.

So here is our plan going forward (call it our Gratitude offer). No matter whom you bought your primary home through, God forbid if such a situation ever arises within three years of you buying your home, we will help you sell your home and only charge a $1 for our end of the listing commission. Ofcourse you will have to pay the selling agent for their buyer end, this offer is for our listing end.

And we will add one more offer for those impacted due to the given Visa situation today where many buyers are concerned that they may have to go back home.  If you are forced to sell your home due to the Visa issue within a year of buying your primary home, we will extend this $1 offer to you too.

Almost every seller wants their home SOLD fast for the best possible price. And it's not that difficult if some simple things are kept in mind.
1. PRICE THE HOME RIGHT! This is crucial. Pricing it too high will almost always result in prolonged sale at a lower than market value. If the market is appreciating, the price will eventually catch up but you lose the momentum. Plus the hassles of preparing the home for potential buyers for many months, if not years.
2. LET THERE BE LIGHT! Buyers like bright and lighted homes. And this is very easy to do, often with little to no cost. Keep the blinds open for showings. Make sure all light bulbs are working and are bright enough. Light makes a huge difference.
3. CURB APPEAL IS IMPORTANT! The home can be beautiful inside but you risk losing a sale if the outside looks uncared for. Mow the lawn, remove the weeds, plant some flowers, do touch up paint, look for any areas that need attention so that potential buyers don't get turned off. Invite them in.
4. DECLUTTER! Most buyers can't see past what they see. Decluttering ensures that they can see the home without distractions. Also, clutter is a safety hazard, it can create falls and trips.
5. LET THE AROMA INVITE! Any odors or smells can be a turn off. When we live in the home, we don't smell the pet odors, the cooking odors, etc. But the buyers do. Best is to listen to your Realtor's advice and do what is necessary to eliminate that smell to get top dollar for your home.

WE PAY CASH!!! Is it worth it?

We have all seen the signs on roadside, and on poles, saying "We pay cash for your home". And it is tempting to call these people. But is this a good thing for sellers in general? And the answer in most cases is ABSOLUTELY NOT.
The goal of cash buyers is often to pay the the lowest price for the home. The goal of most sellers is to get the highest price for their home. And that is where the disconnect comes in. Unless you as a seller are prepared to leave a lot of potential money on table, please do not fall for this trap. It will hurt your bottom line.
Recently, Zillow has launched a pilot program called 'Zillow Instant Offers'. This is similar to "We offer cash" kind of deals. They offer a quick closing, for all cash, subject to certain conditions. And they take out hefty 9%. So unless there is a very specific reason to go this route, don't do it. There are better ways to test the market and get more.
Here are few suggestions:
1. Get a FREE market evaluation from a reputable agent or two. See what they say based on your needs and the condition of the home.
2. Put the home on the market by pricing it aggressively and let the buyers compete for your home and bid higher than asking price..
3. Take an offer that comes in without contingencies. There are many cash buyers out there who will pay a fair price. Competition creates the best scenario for you.
4. Compare the bottom line with the cash offer that you would get from the "We offer cash deals" to the other offers you are getting and then decide what works best for you. Do NOT feel pressured to make instant decisions to such offers. And always consult an attorney to protect your best interest.
5. Do make sure you exclude the cash buyer on your listing so that you do not have to pay commission in case you sell to the cash buyer on your own.
A good agent will guide you well and help you go the route that makes sense for you without worrying about their commission. So hiring the Realtor who puts your interest first is critical.

Should we go Solar?

Advantages and Disadvantages of going Solar!

We are often asked of effects on home prices if the home is converted to solar. There are few studies and the results are mixed on this.  We guess a lot depends on who conducted the study.

Here are our thoughts.

1. Go solar only if you plan to stay in the home long enough to realize the savings. The recovery time is long so plan accordingly.  All said, it is definitely worth it, financially and environmentally, if you plan to stay long enough but do not do so thinking the home price will go up due to conversion.

2. Many buyers don't want to take on the responsibility of the contract you have with your solar company so that may affect the deal.

3. Some buyers don't like the looks of the solar panels on the roof so that may impact the sale of the home.

4. Technology is changing fast so old large panels are getting obsolete faster than we can think. 

Tesla has come up with new panels that look just like regular shingles and the promise is excellent.  The home will look like regular shingle home while it provides the efficiency and savings of solar. So if you haven't converted yet, it may be worth the wait for another year or two.

All said, if you have already converted to solar, no worries. Enjoy the savings as long as you can. And when the time to sell comes, we will handle the situation then and guide you accordingly.  If you are about to convert but haven't signed the contract yet, please make sure it has an exit clause of some kind so that you are not forced to fulfill in case you have to sell your home. Also, read the contract carefully to know your responsibilities and liabilities in case the roof needs replacement.

Should we buy or rent?

A question often asked .... Should we buy or rent?
Answer - it depends on your needs. If you plan to live in the home for 3+ years, it may make sense to buy. If you plan to move before 2 years, definitely not a good thing to do unless you intend to rent out the home and keep it as an investment.
These are general guidelines. So much more depends upon how the market is doing in your area today and will likely do in next few years. A declining market may force you to stay in for longer, an appreciating market may help you profit in short term. Also, if the prices are very high in the area you are buying in, it may be cheaper to rent than buy unless the market is expected to continue rising.
Best is to consult your Realtor, share your plans the best you can, and let them guide you. Good agents will always put your needs first and guide you accordingly. Commission should be the last thing on the agents mind, your best interest must be first!

Is a career in Real Estate good thing for me?

Every career is an opportunity that offers the possibilities of shining and making a difference.  Real estate too is one of those careers that offers that possibility. 

That said, here are few things to remember before making this your career.

1. Money is not consistent. This is a commission based industry in general.  If you are expecting a weekly salary, there is none.

2. Be patient. There is a 4/6 month period in the beginning when you will be investing your time and money but may see no returns.  

3. Have reserves.  First 6/8 months are critical. while you are spending money, there is no income. Not having reserves pretty much ensures that you will give up just when you shouldn't be.

4. Learn, learn, learn. More you learn and commit to succeed, more fruitful will this career be.

5. Honesty and Integrity are the keys.  Commit to do it right for clients, never short change them.  The future referrals will be well worth it.
