Become financially rich. Here are few tips...

Want to be financially rich? Here are few tips to attract wealth in your life.
1. Do not be jealous of the rich. Be genuinely happy for them and find ways to shadow them to learn from them.
2. Do things that rich do. They value time. They take risks. They are not afraid of failures. They work hard to see it thru. They are always learning and implementing.
3. They value money. Instead of buying needless stuff, they first invest to make their money work harder for them.
4. They don't depend on free stuff. They give away freely instead of looking for free. This attitude draws money. Giving returns in ways we don't know how. And yes, we can all give regardless of our current situation. It could be our money, our time, our encouragement.
5. They don't consider themselves victims. They don't blame their past, their circumstances, their parents, their boss, or anyone. They make the best of the opportunities available today.
6. Despite popular belief, and despite many stories of bad ones, most earn their money honestly. Ignore the dishonest ones, they often lose it all. Let honesty be the way. Let service to others be the way. Do it right or don't do it.
7. Be patient. Desire for overnight wealth makes us do wrong things. Slow and steady wins the race.
8. Always be in gratitude. Be thankful for what we have instead of complaining or comparing with others. This billion dollar body is a gift from God, use it to help others, not as a victim of circumstances. And if we use words like "you don't understand my circumstances" then this victim thought process needs to change. Don't let negative thoughts keep us down. Get up, brush off, make a commitment to rise with God as our chauffeur.
Want to be rich? Start the process today. Look within to see what is stopping us and why. Then change it. Don't look for ways to get free, find ways to give in abundance. And then watch our journey towards the financial freedom.

Did you know?

Some secrets of real estate business...please be aware of these.
1. Franchises are independently owned and operated and are only as good as the management. Never be fooled by the national name. It comes with national recognition but rarely with enforcement of any rules when it comes to serving clients or any guarantees of quality or satisfaction.
2. Agents get referral fees for referring other agents from out of town. What that means is that the referred agent you are working with will get less money for working with you because they have to pay the referring agent a referral fee. Franchised agents will often tell you about the national network of agents in their franchise but that is of very little benefit to you, often it has the opposite effect. Referring agents often have no idea about the agent they refer. Search for agents locally where you want to move. There is an exception to this rule, and that is when the referring agent actually knows the agent personally and knows that they will provide excellent service to you, then it all changes.
3. There are third party sites that capture your information and then sell your information as leads to few agents for a high referral fee. It may show up as 'top agent site' or 'best agent site' or disguised and advertised under many other names but all they are doing is selling your name for a hefty fee. Don't fall for this, never.
4. Sites like Zillow and many more have 'Premier agents' listed on the side when you search for a listing. Don't fall for it. Premier is for their pockets. Agents pay them hefty advertising fees to be premier agents, it has nothing to do with their qualifications. If you go thru such sites, look for testimonials section. That tells you the true story about the agent you are considering.
5. Corporate relocation companies are notorious for charging very high referral fees from the agents, in some case as high as 45%. If possible, tell your company that you only want to work with the local agent you know and without the relocation company getting involved. It may not work all the time but sometimes it does.
6. Paying referral fees to non-licensed people is illegal. No licensed agent should offer such fees, or agree to pay such fees, unless they want to risk losing their license.
7. No licensed agent can be a part of any transaction where side transaction of cash exchange is taking place between clients, or between them and clients. All commissions must be paid to licensed agents only thru their broker, that's the law.
Sadly there is so much more that a consumer does not know as this is often a once in 7/10/15 year process. Our goal is to educate. The final decision is always of the consumer. More you know, better it is for the industry.

$1 commission*, if that sad situation ever arises!

One never knows what inspires one to do certain things that impacts others!

April 15th, 2019, we completed our 25th year since inception.  The celebrations were on with food and soft drinks for all.  But a sad call came in.  A friend called to inform me that someone he knows passed away 3 days ago and he wanted guidance on what to do to help the family.  

Here was the situation. They had just bought a home four months ago. So what should they do now with the home as the wife and kids won't be able to afford it.  While we reviewed all the options, I was pondering on what does one go through when such a situation arises all of a sudden.  So much to go through, so much hand holding needed, and loss of money after loss of life becomes even harder.

So here is our plan going forward (call it our Gratitude offer). No matter whom you bought your primary home through, God forbid if such a situation ever arises within three years of you buying your home, we will help you sell your home and only charge a $1 for our end of the listing commission. Ofcourse you will have to pay the selling agent for their buyer end, this offer is for our listing end.

And we will add one more offer for those impacted due to the given Visa situation today where many buyers are concerned that they may have to go back home.  If you are forced to sell your home due to the Visa issue within a year of buying your primary home, we will extend this $1 offer to you too.

It was on April 15, 1994 that we started On Track Realty. Many challenges, loans, cut backs on salaries including taking no salary on and off, putting more money in the company to make it survive, all struggles of small business were faced as we grew. But with grace of God and good wishes and referrals of friends (yes clients kept becoming good family friends), we survived the first few tough years and then thrived as our team grew and adopted our principle of 'clients first'. 

We are extremely thankful to all as we celebrate our upcoming 25 years in business. If you helped us in any way, any way at all, we are thankful to you. Sometimes we don't even know who helped, but you know it, and we say THANK YOU.

GOOD DEED #4. FREE mentoring classes for our students on weekends during their school break. We will have 3 sessions. From grades 4-7th, grades 8-10th, and then 11th thru college going. We will talk about health, gratitude, happiness, wealth, everything that matters. And if the demand is there, we will do this even during the school year if parents so wish. There will be 8 mentoring sessions for each group, last day for graduation. Many students still remember and live by the lessons from classes we offered in the past. For 2019 and beyond.

Almost every seller wants their home SOLD fast for the best possible price. And it's not that difficult if some simple things are kept in mind.
1. PRICE THE HOME RIGHT! This is crucial. Pricing it too high will almost always result in prolonged sale at a lower than market value. If the market is appreciating, the price will eventually catch up but you lose the momentum. Plus the hassles of preparing the home for potential buyers for many months, if not years.
2. LET THERE BE LIGHT! Buyers like bright and lighted homes. And this is very easy to do, often with little to no cost. Keep the blinds open for showings. Make sure all light bulbs are working and are bright enough. Light makes a huge difference.
3. CURB APPEAL IS IMPORTANT! The home can be beautiful inside but you risk losing a sale if the outside looks uncared for. Mow the lawn, remove the weeds, plant some flowers, do touch up paint, look for any areas that need attention so that potential buyers don't get turned off. Invite them in.
4. DECLUTTER! Most buyers can't see past what they see. Decluttering ensures that they can see the home without distractions. Also, clutter is a safety hazard, it can create falls and trips.
5. LET THE AROMA INVITE! Any odors or smells can be a turn off. When we live in the home, we don't smell the pet odors, the cooking odors, etc. But the buyers do. Best is to listen to your Realtor's advice and do what is necessary to eliminate that smell to get top dollar for your home.

WE PAY CASH!!! Is it worth it?

We have all seen the signs on roadside, and on poles, saying "We pay cash for your home". And it is tempting to call these people. But is this a good thing for sellers in general? And the answer in most cases is ABSOLUTELY NOT.
The goal of cash buyers is often to pay the the lowest price for the home. The goal of most sellers is to get the highest price for their home. And that is where the disconnect comes in. Unless you as a seller are prepared to leave a lot of potential money on table, please do not fall for this trap. It will hurt your bottom line.
Recently, Zillow has launched a pilot program called 'Zillow Instant Offers'. This is similar to "We offer cash" kind of deals. They offer a quick closing, for all cash, subject to certain conditions. And they take out hefty 9%. So unless there is a very specific reason to go this route, don't do it. There are better ways to test the market and get more.
Here are few suggestions:
1. Get a FREE market evaluation from a reputable agent or two. See what they say based on your needs and the condition of the home.
2. Put the home on the market by pricing it aggressively and let the buyers compete for your home and bid higher than asking price..
3. Take an offer that comes in without contingencies. There are many cash buyers out there who will pay a fair price. Competition creates the best scenario for you.
4. Compare the bottom line with the cash offer that you would get from the "We offer cash deals" to the other offers you are getting and then decide what works best for you. Do NOT feel pressured to make instant decisions to such offers. And always consult an attorney to protect your best interest.
5. Do make sure you exclude the cash buyer on your listing so that you do not have to pay commission in case you sell to the cash buyer on your own.
A good agent will guide you well and help you go the route that makes sense for you without worrying about their commission. So hiring the Realtor who puts your interest first is critical.

Should we go Solar?

Advantages and Disadvantages of going Solar!

We are often asked of effects on home prices if the home is converted to solar. There are few studies and the results are mixed on this.  We guess a lot depends on who conducted the study.

Here are our thoughts.

1. Go solar only if you plan to stay in the home long enough to realize the savings. The recovery time is long so plan accordingly.  All said, it is definitely worth it, financially and environmentally, if you plan to stay long enough but do not do so thinking the home price will go up due to conversion.

2. Many buyers don't want to take on the responsibility of the contract you have with your solar company so that may affect the deal.

3. Some buyers don't like the looks of the solar panels on the roof so that may impact the sale of the home.

4. Technology is changing fast so old large panels are getting obsolete faster than we can think. 

Tesla has come up with new panels that look just like regular shingles and the promise is excellent.  The home will look like regular shingle home while it provides the efficiency and savings of solar. So if you haven't converted yet, it may be worth the wait for another year or two.

All said, if you have already converted to solar, no worries. Enjoy the savings as long as you can. And when the time to sell comes, we will handle the situation then and guide you accordingly.  If you are about to convert but haven't signed the contract yet, please make sure it has an exit clause of some kind so that you are not forced to fulfill in case you have to sell your home. Also, read the contract carefully to know your responsibilities and liabilities in case the roof needs replacement.

Should we buy or rent?

A question often asked .... Should we buy or rent?
Answer - it depends on your needs. If you plan to live in the home for 3+ years, it may make sense to buy. If you plan to move before 2 years, definitely not a good thing to do unless you intend to rent out the home and keep it as an investment.
These are general guidelines. So much more depends upon how the market is doing in your area today and will likely do in next few years. A declining market may force you to stay in for longer, an appreciating market may help you profit in short term. Also, if the prices are very high in the area you are buying in, it may be cheaper to rent than buy unless the market is expected to continue rising.
Best is to consult your Realtor, share your plans the best you can, and let them guide you. Good agents will always put your needs first and guide you accordingly. Commission should be the last thing on the agents mind, your best interest must be first!

While there are few that come to mind, here are our top 3 that make us who we are. And these are the values instilled in us, a part of our mission to create raving fans.
