If a seller hires an agent, it is the agent’s job to guide the seller to the best possible price for their home. The seller may or may not choose to make the improvements. It would be totally wrong for an agent to buy their clients home AS IS and then make profit by improving themselves (without advising sellers of that opportunity).
The seller’s best interest over the agent’s best interest is not negotiable. Flipping of homes is a commonplace but as licensed agents, absolute care is necessary in putting client interest first. Don't let double-sided commission blind us by not guiding the seller properly. Follow the agency law properly.
